PROPERTY MANAGEMENT

The Twin Cities CDC decided to outsource our property management to help control maintenance costs, develop streamlined procedures and to better manage our facilities. We began outsourcing this function on July 1, 2006, a full two years ahead of schedule. Services are currently being provided by Cornu Management Company (www.Cornu.com). Cornu Management is a well-established company founded in 1973 by Thomas W. Cornu and specializes in affordable housing management while maintaining a mix of condominium and commercial contracts. Cornu Management will work in partnership with Twin Cities CDC to ensure continued delivery of quality real estate management services to residents. While we were doing this, we were still able to maintain 95% occupancy at the properties

Tenant Involvement

We are working very hard to keep our tenants active in thier community. We currently send out a monthly newsletter to inform our tenants of current plans for improvements and other noteworthy items.

Starting this past year we have instituted a quaterly tenant meeting, where our tenants are invited to voice their concerns, opinions and ideas to the Property Manager and Maintenance staff.

We hold an annual Ice Cream Social in the Summer for our tenants as well. It is so nice to see so many children participating in this event. We really look foward to this every year!

To make sure we are doing a good job, we always have some tenants serve on our Board of Directors and other committees.

Leighton Street Transitional Housing Program

In addition to our family apartments, in partnership with Our Father’s House, we also offer a program for homeless men in recovery. This is what OFH web site says:

This program is designed for chemically addicted homeless men and women who:
  • Have at least thirty days of sobriety
  • Have a personal plan for recovery
  • Are involved with a self-help program (A.A./N.A.)
  • Have a willingness to participate in the program
  • Are in need of transitional housing
The Leighton Street Transitional Housing Program for Men in Recovery is located at 4 Leighton Street, Fitchburg. The building has twelve apartments as well as common dining room and kitchen on the first floor. Participants in this program can live at the facility for up to 24 months. Our Father’s House provides resident services on location.
